How to Decide Which is the Best Way to Sell Your Property

These days, homeowners have a wide range of options open to them when it comes time to sell their property. However, the sheer number of ways to sell can be confusing. If you’re looking to sell your home but you’re unsure what the best method would be, here we’ll look at the best options available.

At one time, the only option available to sellers was to go through a high-street estate agent. However, now you have a plethora of options including:

  • Online estate agents
  • Private
  • Auction

Online estate agents such as Hatched are becoming increasingly popular. This is largely due to both the convenience of selling online and the cost savings it brings. Unlike traditional estate agencies, only agents charge a lot less in fees, saving you potentially thousands of pounds. There’s also a lot more buyers turning to the internet to find their dream home, rather than browsing through high-street agency windows.

Another option which typically saves you the most money is private selling. There are plenty of advertising options available to you, including free online property listing sites. However, while you will indeed save a lot of money if you choose this method, it does come with a higher level of stress and effort. You’ll be responsible for everything from advertising to house viewings and then arranging the legal documents required.

A less common option is to have the property listed at auction. This is the riskiest option as there’s always the chance you won’t get as much for the house as you were expecting. Of course, you could also end up with a lot more than you thought, but it is a risk. You’ll also have auction fees to pay, which can be pretty expensive.

Then obviously, you also have the traditional estate agents who do most of the hard work for you, but they tend to charge a lot of fees for their services. So, it’s the most expensive option, but also the most convenient and great if you find it better to deal with an agency in person.

Which is right for you?

So, now you know what your options are how do you choose the right one for you? Well, it largely comes down to budget and personal preference. There are pros and cons to each option so it helps to weigh them all up before making a decision.

Online estate agents are convenient and often provide you with much more flexibility over the selling process than traditional estate agencies. However, if you feel more comfortable dealing with a company in person then a traditional agent might be a better choice for you.

Overall, you need to think about how much time, effort and money you are willing to spend on selling your property. Generally speaking however, online estate agents do tend to be a cost-effective, convenient option.
