What a Sophisticated Conference

What a great conference! I feel so proud of the program that we put together and of the audience that we assembled. These were true professionals who were able to take advantage of the material that we presented. This audience of sophisticated real estate professionals, financial professionals, attorneys and others was extremely well suited to receive the material and learn how to raise money to buy real estate in a market that's screaming out for help.
We talked about how to find investors. We talked about how to talk to those investors to get them to say yes. We talked about how to network for the money. I showed the audience where the money is and how different forms of capital apply in different circumstances. Everybody walked away thrilled, and one participant, a top producing agent in the Seattle, Washington area said that "although I was very skeptical at first, on a scale of 1 to 10, I rate the program a 13."
I want to share a quick story that happened to me today on the way out of town from Las Vegas. I left the Palms Casino Resort where the program was and went to the Las Vegas Hilton, where I frequently stay. In the morning, when I woke up after a long night's sleep, I went to the spa and inevitably met a couple people who likewise were relaxing while taking some heat after working out. One gentleman asked me what I did. I told him that I "turn around distressed assets." As expected, he asked me "how I did that". I proceeded to tell him that I buy under-priced assets using investors' money, add value to the asset using techniques that I've developed over 25 years in business, and then sell those assets, sharing the profits with the investors.
Almost as if it were a textbook script, the man who represents a significant audience of city employees for Las Vegas asked "if he could participate as an investor too." I told him that it might be possible, and then he asked about the size of the investment that would be required. I told him that generally I work with investors who put in $25,000 to $250,000. He said that was exactly the range that he would be in, and he had several colleagues who might be interested too.
This story demonstrates exactly what I told the audience at our Deal Making Symposium and Real Estate Syndication Seminar this week. It's exactly what I told the audience to do when they meet prospective investors. And the process unfolded exactly the way that I told the audience that it would. That audience is now up and running and several of the participants are well on track to doing a syndication before the year is over.
